Sunteck Realty: A 350-Page Luxury Annual Report, Delivered in 25 Days

Sunteck Realty Limited, a luxury real estate developer, needed its Annual Report FY 2025–26 to look and feel as premium as the homes it builds. The report ran to 350 pages of statutory and non-statutory content, and the deadline was just 25 days away. We handled content strategy, writing and layout end to end, running content and design side by side to deliver a new luxury theme on time.

The Ask

Sunteck’s management came to us with three clear goals:

  • Deliver a 350-page report covering every statutory and non-statutory page.
  • Make the report feel lighter and less bulky, without dropping a single mandatory disclosure.
  • Create a brand-new theme with a premium, luxury feel that matches Sunteck’s positioning.

In short: make a large, compliance-heavy report feel effortless and luxurious.

The Challenge

A report of this size usually takes months. We had 25 days.

  • An extremely tight timeline: 350 pages of design, writing and layout in under four weeks.
  • Content still to be written: the brand pages had to be created from scratch, so content and design could not wait for each other.
  • A brand-new theme: with no previous template to build on, every page style had to be designed fresh.
  • Evolving expectations: as the new look took shape, the client’s vision grew with it, bringing multiple rounds of changes.
  • Rush edits: feedback came in fast and had to be turned around just as fast.

The key question: how do you build a premium 350-page report in 25 days, while the brief is still evolving?

Our Approach

We built a process designed for speed, without cutting corners on quality.

1. Lock the foundation early

In the first days we finalised the design system, page layouts and content flow. With the structure fixed, every team member knew exactly what each page needed.

2. Content and design in parallel

Our writer drafted the brand pages while designers built layouts alongside. Statutory sections moved into the system as they arrived. No one waited for anyone else.

3. A luxury theme with a lighter feel

We created a premium theme built on restraint: generous white space, refined typography and a clean grid. Smart layouts for the statutory pages kept every disclosure intact while making the report feel less bulky.

4. Live editing with the client

Instead of the usual email feedback loop, we held long working sessions, often 5 to 6 hours, and made changes live on the call. Decisions were finalised on the spot, so there were no long back-and-forth cycles.

5. A dedicated team that went the extra mile

A dedicated team stayed with the project from start to finish and worked through weekends to protect the deadline.

The Outcome

We delivered the full 350-page Annual Report FY 2025–26 within the 25-day deadline:

  • A new premium theme that reflects Sunteck’s luxury positioning.
  • A report that feels lighter and easier to navigate, with every mandatory disclosure in place.
  • Faster approvals, because decisions were made live instead of over weeks of emails.

The client appreciated the quality, the speed and the team’s commitment. Most importantly, Sunteck has chosen to continue with Visual Best for its next report.
